I wanted to say a great big “THANK YOU” for your amazing Destin real estate blogs about this crazy short sale market we’ve got on our hands!! I feel your pain way over here on the East Coast of Florida! I am involved with 6 short sales at the moment and sometimes I think I’m all alone in this mess.  Your blogs are always SO insightful and ALWAYS full of useful information.  I wish every single agent in Florida would subscribe to your blog.  It is so educational and full of practical information I can share with my clients AND fellow agents.  I appreciate the time and energy you put into every post.  You seem to have a knack for posting information that is “needed” at that moment!  I have used your information many times when trying to explain the in’s and out’s of a short sale.  I’ve even told a few uninformed agents to “go read your post!!”  Your “myth-busters” blog about short sales was amazing.  So many “rumors” and made up rules are floating around, it’s nice to know that someone actually knows what they’re talking about!  Your experience shows with every post.  You can honestly say, “been there—done that” about almost any glitch that we run across with short sales.

Rulnick Realty announces that Jeff Corl has joined the company.  Jeff has been a Realtor® in the Destin Florida area since 2005 and has worked with properties from Navarre to Inlet Beach to North Walton County.  Most recently he worked to acquire 160 acres in the North part of Florida’s Panhandle for developers to create a Planned Use Development and will work with them to bring the homes and commercial property to market.

Wendy Rulnick, Broker of Rulnick Realty, Destin FL, is pleased to announce the association of Linda Baron with the company.  Linda has represented buyers and sellers well over a decade in Walton and Okaloosa counties.  Originally licensed as a Realtor in Kentucky, Linda moved to Emerald Coast of Florida where she received a Broker license in 1997.  She has also received the Graduate Realtor Institute certification.

Consistently recognized as a multi-million dollar producer she focuses on single family homes and investment properties such as second homes and condo’s in the Destin, Santa Rosa Beach and Seagrove markets.  She also assists buyers, sellers and lending institutions with short sales and bank repo’s.

Why You MUST Call The Short Sale Lender Every 3 Days

If you don’t call the Short Sale lender EVERY 3 days

1. It might be a month before the short sale lender lets you know you are missing paperwork (they “lost” it)

2. You won’t know you’re not “authorized” (they misplaced your letter)

3. You won’t know they NEVER got your short sale package, (although you have the fax receipt)

4. They might never “refer” the file as a short sale (Countrywide cases) because it’s still in loan modification process

5. They won’t call YOU with a counter offer until they “get” to it next week

6. You might not get connected with the “right” rep who gives you a different answer and really cares

7. You won’t be able to tell them the appraisal STILL has not been ordered

8. You won’t be able to tell them the BPO agent went out to the property 3 weeks ago

9. You might not find out about the scheduled foreclosure sale date, nor be able to postpone it

10. You won’t find out they’ve switched negotiators, because the previous one no longer works there, so you’ll have to start all over

11. You won’t be able to save the file from going to collections

12. You won’t find out the junior lien was sold to an MI company as an insurance claim

13. You won’t know they rejected the offer and closed the file

14. You won’t find out the negotiator didn’t get your email because you mispelled her name

15. They’ll forget about you

In short, no matter how excessive it may seem, it’s critical to stay on top of the short sale lender. One phone call may be the difference between approval or denial.

Wendy Rulnick has been interviewed by Kiplinger Personal Finance Magazine for an upcoming issue.  The article will discuss “avoiding foreclosure” specifically with reference to short sales.  Wendy Rulnick, a Destin Florida real estate broker, discussed short sales in depth, including hardships, investment property short sales, second lien holders, effects on military members, challenges in short sale approvals and more.  Additionally, two of Rulnick’s clients were interviewed by the magazine.  The article will appear in the February 2009 issue.

Setting Up Showings: Do You Use Planning & Courtesy?

Do you plan your showings in advance? Or do you fly out the door with a customer and call the listing agent at home on Sunday morning on your way to a showing with 15 minutes notice?  Do you call an agent at 10:00 p.m. Friday night to set up a showing at 9:00 a.m. Saturday morning?  Or perhaps you call Saturday night to set up a showing for Tuesday?  When you call, do you ask if the agent has a moment to speak with you? Or do you begin your request right after “This is Sue”?  Do you say, “I apologize for having to call you at such a late hour or on a Sunday?”

When you get a new buyer, do you school them regarding setting up showings in advance, so they get the opportunity to see all the properties they want? Or do you let your buyer take over the showing schedule for fear you might lose them?  Granted, once in awhile, there might be a last minute switch or change of heart by the buyer, but agents will get better results by both planning in advance and agent courtesy. Planning will bring you control over your professional life and stress management in your personal life. Courtesy will bring you better relations with everyone.
